September 2026: what the numbers say
Early each month I publish a report for every town I feature: median prices, sale-to-list ratio, days on market, months of supply and a supply and demand chart, plus what those numbers mean if you're buying or selling right now.

Paul Shao
I've been a full-time real estate agent for more than 20 years, with over 500 homes sold. I lead the Shao Realty Group at RE/MAX Executive Realty, a firm with 9 offices and more than 200 agents across Greater Boston.
Real estate runs in my family. We've been in the business in Princeton, New Jersey, since 1985, and I earned my New Jersey license in 1997 to help out. After earning a BS in Electrical Engineering from Boston University and working several years as an engineer in Massachusetts, I returned to real estate full time in 2004. That analytical training still shapes how I price homes, read a market and structure offers.

Notes on buying and selling in Greater Boston

What do I need before I can sell a home in Massachusetts?
Every sale needs a smoke and carbon monoxide compliance certificate from the local fire department before closing. Homes on a septic system also need a passing Title V inspection, generally done within two years before the sale. Homes built before 1978 come with lead paint disclosure requirements.
How long does it take to sell a home in Greater Boston?
Well-priced homes in towns like Natick and Framingham often go under agreement within a few weeks. After an accepted offer, the Purchase and Sale Agreement is usually signed within about two weeks, and closing typically follows 30 to 60 days later.
Who handles the closing in Massachusetts?
Massachusetts closings are run by attorneys. The buyer's lender usually has its own closing attorney, and buyers and sellers often hire their own attorneys to review the Purchase and Sale Agreement.
How do you decide what my home is worth?
I build a comparative market analysis from recent MLS PIN closings, pending sales and active competition in your neighborhood, adjusted for size, condition, lot and location. It is more precise than an automated online estimate because it accounts for what those tools can't see.
