Supply and Demand: Cambridge

Cambridge is mostly a condo market: 133 condo sales this quarter against 35 single-family homes. Condos sold at a median of $935,000, 99.7% of list, after 29 days.

July and August were steady, with 103 new listings and 91 homes going under agreement. Then September brought a wave of new listings: 175 came on while 67 went pending, so total inventory nearly doubled, from 155 to 295.

At 3.6 months of supply, Cambridge is still a seller’s market, but close to balanced. Single-family homes are scarce and sold at a median of 100% of list in 20 days. Condo buyers have more choice this fall than at any point this summer.

How to read it: New Listings counts homes listed that month. Total Active Inventory is everything on the market at the start of the month plus that month's new listings, so it counts every home a buyer could have seen that month. Went Pending counts homes that went under agreement, by offer date. Closed counts sales that recorded that month. All property types (single-family, condo and multi-family) are included.

Source: MLS Property Information Network, Inc. (MLS PIN), Middlesex County data as of Oct 7, 2026. Deemed reliable but not guaranteed. Jul closings start Jul 7, so they're a few days short. Listings that were withdrawn or expired aren't in the export, so earlier months slightly undercount new listings and inventory. The latest month's pending count will rise as recent listings go under agreement. Medians based on small numbers of sales can swing month to month.

Common questions about Cambridge

Is Cambridge a buyer's or seller's market right now?

As of Oct 7, 2026, Cambridge has about 3.6 months of supply (236 active listings against roughly 66 closings a month over the last three months), which points to a seller's market. From Jul–Sep 2026, single-family homes sold at a median of 100.0% of list price. I update this every month from MLS PIN.

How do I commute from Cambridge to Boston?

The Red Line runs from Alewife, Porter, Harvard, Central and Kendall/MIT into downtown Boston. The Green Line runs from Lechmere, and commuter rail from Porter goes to North Station. Walking and biking across the Charles River bridges are also common.

Can I tear down or replace an older house in Cambridge?

Not without review. Any building over 50 years old, anywhere in the city, goes through the Cambridge Historical Commission’s demolition review. If the Commission finds a building significant, demolition can be delayed up to 12 months. Some areas are also in historic or neighborhood conservation districts with their own review of exterior changes.

Where are Cambridge deeds recorded?

At the Middlesex South District Registry of Deeds.
