The Sudbury market right now
Median prices and days on market cover closings from Jul–Sep 2026. Listing counts are as of Oct 7, 2026.
Supply and Demand: Sudbury
Sudbury is a thin market, with 12 to 26 new listings and 12 to 17 pendings a month, so the numbers swing month to month. In July and August, 25 homes came on and 29 went under agreement, and inventory slipped from 49 to 44.
September doubled the new listing pace. 26 homes came on against 15 pendings, and inventory rose to 58.
At 1.9 months of supply, sellers still have the edge. Single-family homes sold at a median of 100% of list in 22 days. Condos are a small slice of Sudbury, with only 8 sales in the quarter, so I price those one at a time.

Show the numbers
| Month | New Listings | Total Active Inventory | Went Pending | Closed |
|---|---|---|---|---|
| Jul 2026 | 13 | 49 | 17 | 31 |
| Aug 2026 | 12 | 44 | 12 | 28 |
| Sep 2026 | 26 | 58 | 15 | 14 |
How to read it: New Listings counts homes listed that month. Total Active Inventory is everything on the market at the start of the month plus that month's new listings, so it counts every home a buyer could have seen that month. Went Pending counts homes that went under agreement, by offer date. Closed counts sales that recorded that month. All property types (single-family, condo and multi-family) are included.
Source: MLS Property Information Network, Inc. (MLS PIN), Middlesex County data as of Oct 7, 2026. Deemed reliable but not guaranteed. Jul closings start Jul 7, so they're a few days short. Listings that were withdrawn or expired aren't in the export, so earlier months slightly undercount new listings and inventory. The latest month's pending count will rise as recent listings go under agreement. Medians based on small numbers of sales can swing month to month.

Common questions about Sudbury
Is Sudbury a buyer's or seller's market right now?
As of Oct 7, 2026, Sudbury has about 1.9 months of supply (46 active listings against roughly 25 closings a month over the last three months), which points to a seller's market. From Jul–Sep 2026, single-family homes sold at a median of 100.0% of list price. I update this every month from MLS PIN.
Is Sudbury on town sewer?
Generally no. Sudbury has no town-wide sewer system, and the town’s wastewater plan calls for most of town to stay on private septic systems. That means most sales need a Title V inspection, so I check septic status early for every Sudbury buyer and seller.
How do I commute from Sudbury to Boston?
Most commuters drive to commuter rail in Framingham, Concord or South Acton, or drive Route 20 east to Route 128 and the Mass Pike.
Where are Sudbury deeds recorded?
At the Middlesex South District Registry of Deeds.
