Supply and Demand: Arlington
Arlington buyers took homes almost as fast as they came on this summer: 71 new listings in July and August, and 64 went under agreement. Inventory dipped from 79 to 68.
September brought 69 new listings, nearly three times August’s 24, and 33 pendings. Inventory rose to 108.
Even with that jump, Arlington has only 1.9 months of supply, a seller’s market. Single-family homes sold at a median of $1,354,500, 100.3% of list, in 20 days. Condos also sold in 20 days, at 99.2% of list.

|---|---|---|---|---|
| Jul 2026 | 47 | 79 | 37 | 47 |

| Sep 2026 | 69 | 108 | 33 | 25 |
How to read it: New Listings counts homes listed that month. Total Active Inventory is everything on the market at the start of the month plus that month's new listings, so it counts every home a buyer could have seen that month. Went Pending counts homes that went under agreement, by offer date. Closed counts sales that recorded that month. All property types (single-family, condo and multi-family) are included.
Source: MLS Property Information Network, Inc. (MLS PIN), Middlesex County data as of Oct 7, 2026. Deemed reliable but not guaranteed. Jul closings start Jul 7, so they're a few days short. Listings that were withdrawn or expired aren't in the export, so earlier months slightly undercount new listings and inventory. The latest month's pending count will rise as recent listings go under agreement. Medians based on small numbers of sales can swing month to month.

Common questions about Arlington
Is Arlington a buyer's or seller's market right now?
As of Oct 7, 2026, Arlington has about 1.9 months of supply (74 active listings against roughly 40 closings a month over the last three months), which points to a seller's market. From Jul–Sep 2026, single-family homes sold at a median of 100.3% of list price. I update this every month from MLS PIN.
How do I commute from Arlington to Boston?
A common route is the Red Line from Alewife, reached by bus, by bike on the Minuteman Bikeway, or by car. The 77 bus runs along Mass Ave to Harvard station. By car, Route 2 leads to Alewife and on toward Boston.
Does Arlington have historic districts?
Yes. Arlington has seven local historic districts: Avon Place, Broadway, Central Street, Jason/Gray, Mount Gilboa/Crescent Hill, Pleasant Street and Russell. Most exterior changes to a home in one of them need review by the Arlington Historic District Commissions, so I check this before a buyer plans any work.
Where are Arlington deeds recorded?
At the Middlesex South District Registry of Deeds.
