Supply and Demand: Needham

Needham’s spring was busy and fairly balanced. From April through June, 120 homes came on and 112 went under agreement, with June the peak at 46 pendings.

Summer slowed both sides, and August was the quietest month, with 18 new listings and 19 pendings. Then September brought 49 new listings, the most of the six months, against 27 pendings, so inventory jumped from 62 to 90.

At 2.0 months of supply, Needham is still a seller’s market. But single-family homes sold at a median of 98.5% of list in 23 days, so buyers have some room on price. Condos sold at 97.3% of list after a median of 57 days.

How to read it: New Listings counts homes listed that month. Total Active Inventory is everything on the market at the start of the month plus that month's new listings, so it counts every home a buyer could have seen that month. Went Pending counts homes that went under agreement, by offer date. Closed counts sales that recorded that month. All property types (single-family, condo and multi-family) are included.

Source: MLS Property Information Network, Inc. (MLS PIN), Norfolk County data as of Oct 7, 2026. Deemed reliable but not guaranteed. Apr closings start Apr 7, so they're a few days short. Listings that were withdrawn or expired aren't in the export, so earlier months slightly undercount new listings and inventory. The latest month's pending count will rise as recent listings go under agreement. Medians based on small numbers of sales can swing month to month.

Common questions about Needham

Is Needham a buyer's or seller's market right now?

As of Oct 7, 2026, Needham has about 2.0 months of supply (66 active listings against roughly 33 closings a month over the last three months), which points to a seller's market. From Jul–Sep 2026, single-family homes sold at a median of 98.5% of list price. I update this every month from MLS PIN.

How do I commute from Needham to Boston?

The Needham Line commuter rail runs from four stations in town to Back Bay and South Station. By car, most commuters use Route 128 or drive in through West Roxbury.

Where are Needham deeds recorded?

At the Norfolk County Registry of Deeds in Dedham.

Can I tear down a house in Needham and build new?

New construction on the lot of an older home is common in Needham, but plan for review. The Needham Historical Commission reviews proposed demolitions under the town’s demolition delay bylaw, and a new house has to meet the zoning bylaw’s size and setback rules. I check both before a buyer commits to a teardown plan.
